If you’re buying a brand new home, custom built to your specifications or as part of a new development, it’s easy to assume that everything will be perfect when you move in. Most builders and developers are excellent and work hard to build beautiful, high quality homes. That doesn’t mean that mistakes don’t happen or that things always work 100 percent of the time.
Even when your home is a new construction and you’re the first owner, you still need to get a home inspection before you close.
The Builder Might Have Missed Something
No one is perfect. No home is perfect. Your contractor has looked at your home for weeks, if not months. A home inspection from a second set of eyes will find whatever might have been missed. It could be anything. Maybe an outlet was wired incorrectly. A ceiling fan might not work. An appliance may have been faulty and stopped working right after it was installed. You never know what might have been missed.
Having a home inspector look through your new home doesn’t mean you don’t trust your builder. It doesn’t mean the builder purposely did anything wrong. All you’re doing is making sure everything works as it should. A home inspection will catch things a builder might have missed.
Your Home Should Be in Perfect Condition
The only time you can legitimately expect your home to be in perfect condition when you buy it is when it’s a new construction. Any other home that’s been lived in will have some wear and tear or damage. New homes should be pristine.
A home inspector doesn’t just look at the appliances, electrical, and plumbing. They also look at the paint job, the cabinet installation, and every other detail. If something’s not right, they’ll let you know. This will give your builder time to fix it before you move in - which is what you want. After you move in, you’ll be under the builder’s warranty which could be limited in what it fixes.
Does Everything Actually Work?
Through no fault of the builders, sometimes things don’t work like they should, even though it’s brand new. A bad HVAC system might have been installed. The dishwasher might have an electrical short. The hot water heat might not heat water.
Because this is a new home, all of this is supposed to work. Finding out now could save you time and money and give the builder a chance to get a replacement from the manufacturer or get their subcontractor in to fix the problem. When you walk in for the first time as owners, you’ll know that everything works like it should.
Home inspections for new construction are about peace of mind. You can feel confident that your home is in perfect condition and that everything works as it should. The builder gets their own peace of mind, too, because they’ll know you won’t have to call them right after you move in because there’s a problem.
