While it may seem like these two groups have little in common, there’s one thing they both want. They all want a home that’s easy to live in and requires less work to maintain.

Snowbirds are Here for the Fun

Snowbirds are a big part of the buying market during the winter. They want to own a piece of Naples so they can do more than be a tourist. Most still own their home up north. Older buyers have already done their fair share of remodels throughout their life. Most of them don’t want to do it ever again. They want to move into their second home and get on with their lives.

But even if they’re not cringing at the idea of living in chaos during a home remodel, they also don’t want to manage a project from thousands of miles away either. They have a life back up north and don’t want or need the stress of finding and trusting someone to complete and/or oversee a big project. When they come down to Naples, they want to enjoy the area, play golf, go to happy hour, and have a good time. The last thing they want is to worry about a big upgrade.

Full-Time Residents Have Families and Jobs

While younger buyers and full-time residents don’t mind moving further away from the beach, that doesn’t mean they have any more time or desire for big home upgrades. They don’t live on the beach because they’re working most of the time. Many have kids in school and all the responsibilities that brings. This also means they have little time to oversee a home remodel or major repair, either.

Even if they had the time, what they often lack most is the extra income to pay for an upgrade. It’s on their list in the future, but right now they’re raising kids, building careers, and trying to pay a mortgage. What little extra they have is eaten by bills and the everyday necessities of a middle class life. A home they have to sink a lot of money in right after they buy it won’t and doesn’t appeal to them.

What we desperately need in and around the Naples area are well-maintained and somewhat updated older homes. The more move-in-ready you can make your home, the more appealing it will be to buyers. It doesn’t matter if you’re right on the water or out on the edge of Collier County. Right now, what most buyers want is a home they can live in and not worry about. That kind inventory is in short supply right now.
