Putting your home on the market and having beautiful listing photos isn’t the first or even second step to selling your home. Once you decide to sell your home, it needs to be ready to be shown at a moment’s notice. 

The reality is that selling your home takes time and hard work. It’s better to be prepared before you list your Naples home than scrambling around the day before a buyer arrives to view your home. No one wants to be surprised later.

Watch Your Curb Appeal

Curb appeal is everything in real estate. Good curb appeal is the difference between someone driving past your home to the next one on the list and getting out of the car, excited to have a look around. Take care of these elements on the outside of your home when you’re ready to sell.

The Yard

  • Prune existing shrubs and landscaping to enhance your home. 

  • Add new shrubs, flowers, and other beautiful greenery to make your yard more attractive.

  • Mow the lawn.

  • Trim tree limbs. They shouldn’t hang down to the ground. Buyers should be able to walk underneath them.

  • Cut trees and bushes back away from the home.

  • Remove dead limbs, trees, and bushes.

The Exterior of Your Home

  • Re-paint where needed. No peeling paint should be visible.

  • Wash and repair windows. Hang or paint shutters if necessary.

  • Hurricane shutters should be in good working condition.

  • The doorbell should work and look nice. No peeling, cracking, or rusting should show.

  • Light fixtures should look nice, hang correctly, and work. Change out the light bulbs.

  • Clean and, if necessary, repaint your front door. Do the same with the hardware on the door, too.

The Patio, Pool, or Lanai 

  • Power wash the floor to remove mildew, peeling paint, or mysterious dark spots.

  • Make sure the lights and doors work properly.

  • Locks should all be functional.

Clean the pool and keep it clean. If necessary, put a pool cover on it in between showings.

On the Inside of Your Home

Assuming the buyers love what they see outside, now you need to keep them impressed when they walk in through the front door.

Foyer, Living Room, Family Room, Den, and Bedrooms

  • Paint the walls either in a neutral color or to touch up the existing color to clean and refresh the walls.

  • Repair, replace, and/or clean carpet and tiles. Check for cracked tiles.

  • Keep wall art to a minimum. Take down any pieces that don’t work with your decor.

  • Remove all family photos. Buyers need to envision themselves in the home, not you.

  • Remove silk flowers and trees.

  • Remove excess furnishings and decorative pieces. Minimal is best when showing your home.

  • Make sure all lights work. Keep extra light bulbs on hand at all times, just in case.

Kitchen

The kitchen is the most important room in the house and can make or break the sale.

  • Clean the oven and microwave.

  • Clean the refrigerator and dishwasher doors, inside and out. Yes, buyers will open them.

  • Repair leaky faucets.

  • Remove all items from the countertops.

  • Remove family photos and magnets from the refrigerators.

  • Put away towels, brushes, and soaps. Don’t leave them on the counter.

  • Consider upgrading any out-dated appliances.

Bathroom

  • A dirty bathroom can kill the deal. Clean floors, glass doors, and shower curtains.

  • Repair and replace mirrors if necessary. Keep them clean.

  • Remove all items from the countertops.

  • Remove all towels

  • Take down most, if not all, artwork from the walls.

  • Put your prescriptions in a secure location.

Garage

  • Clean the garage.

  • Put away tools

  • Sweep the floors

  • Paint walls a flat white and floors light grey

  • Any extra items need to be stored away.

If getting your home ready to sell and how sounds like a lot of work, it is. But if you want to get top dollar for your home and sell it quickly, it’ll be worth all the effort in the end. When you wonder if something can stay or go or if you really need to clean something, remember this:

Buyers want to be able to see themselves in the home, not you. Don’t make them feel like an intruder. Make them see the potential for themselves and their families.
