A new development is in the works to brighten and invigorate an already beautiful part of Naples. Vanderbilt Holdings Naple LLC, an affiliate of Stock Development, is on track to bring a 300-unit community of condominiums and some commercial space to a part of our area in need of a face-lift.
About One Naples
One Naples, as the community will be known, will be built at Vanderbilt Beach Road and Gulf Shore Drive, replacing the 30-plus year old buildings. Some of your favorite spots will remain, though, including: Barefoot Pelican, DaRuMa, Vanderbilt Palms, and Buzz’s Lighthouse Inn. The remainder of the property will become home to a beautiful and luxurious condominium community.
The current property proposal includes a total of 300 upscale condo units which will be situated between one 18-story condo tower, two and three-story low-rise towers on Vanderbilt Beach Road and Gulf Short Drive, a five-story mid-rise tower overlooking Vanderbilt Lagoon, three stories of parking, and a 75-slip marina on Vanderbilt Lagoon. The slips will be private, while transient docking and the small marina and shop will continue to be accessible to the public.
For Potential Future Residents
The target sales price for units within One Naples, as of now, will likely be between $800,000 and $10 million. Depending on re-zoning issues and construction time, One Naples could be available for pre-sales in 2019. The tallest tower is expected to be completed in 24 months once construction begins with the smaller towers needing only 12 months for completion.
Future residents of One Naples will have access to luxurious amenities and nearby shopping and dining options. Apart from the amazing views, owners will have access to a resort-style pool, fitness center, fire pits, rooftop pools, green space, private cabanas, and private access to parking. The planned commercial space will include a real estate office, a coffee shop, and a new restaurant which will be available to the public as well.
For the Community
With the removal of the older buildings constructed in the 1970s and 1980s, as well as the addition of luxury residential units and fresh look, the surrounding property values will increase as the new condos are built and purchased. Additional owned residential units also increases the Naples tax-base which benefits us all.
Sidewalks are planned, and according to the One Naples research, their development should not significantly increase traffic flow in the area. Studies show that Vanderbilt Beach Road will be able to accommodate the additional residents and cars on the road.
The development itself is in keeping with the surrounding area. While One Naples is building an 18-story tower, the Ritz Carlton has a 14-story tower and the Remington at Bay Colony has 21 stories. The developers feel confident One Naples is in keeping with the luxury condominium lifestyle in this part of Naples.
If you’re thinking long-term about where you want to live and what kind of lifestyle you want for yourself and your family, One Naples is a new development to watch.
