Not everyone who buys a new construction home starts out looking for that kind of home. I’ve worked with many buyers over the years who began their home buying journey looking at existing single family homes and condos around Naples. For different reasons, nothing was a right fit for them.
Real estate professionals sometimes spend months with clients and customers, figuring out exactly what they want and need, fine-tuning their must-have list, checking out neighborhoods, watching prices, and doing the hard work of figuring out exactly what works for their family. Sometimes, during a weekend of errands or on the advice of a friend, they learn about new construction developments that sound perfect.
They walk into the sales office and start a conversation with the agent on duty. When they’re asked, “Are you working with an agent,” they say no.
Not bringing your Realtor into a new construction won’t necessarily save you any money and in some cases, could cost you money.
You Need Someone to Negotiate For You
The asking price of a new construction home is as negotiable as an existing home. While newer homes are priced higher than many existing homes, that amount isn’t set in stone. Your agent will know if an advertised upgrade is worth the money being asked or if the price is right for the neighborhood. Without your agent, you won’t get the best price.
You Still Need a Home Inspection
Even on a new construction, a home inspection is a good idea. While there are some amazing developers and builders in Naples, there are some who aren’t. You’re going to need an inspection to find problems. Your agent will be able to recommend inspectors and then help you navigate the renegotiation process if the inspector recommends fixes.
Not Every Upgrade is a Good One
When you sit down to plan your new home, the builder is going to offer plenty of upgrades - it’s one way they make money. Not every upgrade is worth the money being asked or will help you on re-sale. Your real estate agent can guide you through this so you know exactly what you’re getting and you pay the best price for it.
The Warranty Only Lasts a Year
The great thing about a new construction home is that they come with a warranty to give you peace of mind. Did you realize that the warranty is only for a year? You have the right to do an 11-month inspection prior to the end of the warranty to deal with problems you discovered living in your home. Your agent will be able to assist you through this process, including reminding you that it needs to be done.
Separating the Good from the Bad
Your real estate agent, having worked around the area for any amount of time, will learn who the best of the best is and which companies might present problems for buyers. Working together, you can find the home you want, the company who will build you a quality home, and make sure the entire deal goes smoothly because the builder is a professional who cares about buyers, too.
It’s easy to believe that working without your agent when you buy new will save you money. Often the opposite is true. Between not knowing the market well enough or paying for unnecessary upgrades, the total cost is often higher. Your agent has the knowledge and experience to guide you through the process and help you get the best price possible. When you walk into the sales office of that new development, make sure your agent is with you.
